wealth building, net worth development, wealth ... - DINKS Finance ...

?

Folks,

This is just a quick retrospective on the process of our wealth building. ?Briefly, we are on the road to?achieving?a net worth of $4,000,000 by the time we retire, if not sooner. ? One of the things we?ve?commuted?to doing is taking periodic snapshots of our progress by sitting down and calculating our assets and liabilities. ?In a nutshell, we?ve managed to increase our net worth pretty significantly over time, but we?ve also seen a great deal of fluctuation.

Here are a few snippets from years past if you are interested in seeing how our net worth had progressed. Just after we started blogging, and just before we were married, in April 2006 our?net worth was at $303k. We saw a quick 9% gain by the next month, in?May 2006 to $330k,?February 2007 at $308k?- due to student loans and wedding expenses,?March 2008 at $311k,?April 2007 at $329k,?June 2007 at $359k,?October 2007 at $383k,?May 2008 at $393k, then we finally broke?$400k in June 2008!

With the crash of the economy in 2008, our stocks also took a thrashing and by April 2009 we down to?$313k.?? However, the rebound was pretty quick and by December 2009 we were back up to?$389k. ?As you can see from our progress, we?ve both experienced steady gains in many ways, as well as taken the hits that life throws at you.[net+worth+graph.png] We weren?t tracking our finances as closely in 2010 and 2011 as James was in Afghanistan working for the Army. ?That said, our most recent update reflected an influx of family money as well as investment in several rental properties, bringing our total wealth to just over 850k.

Folks, as always, if you have any ideas about how to build your wealth more quickly, we would love to hear about it.

Cheers,

Miel & James

Neighbor charged with murder, rape of 6-year-old

Benton County Sheriff's Office via AP

Zachary Holly was booked on charges capital murder, kidnapping and residential burglary in the Nov. 20 death of Jersey Bridgeman, 6, in Bentonville, Ark. on Monday.

By Kari Huus, NBC News

Zachary Holly, the?Arkansas man charged Wednesday with the rape and murder of 6-year-old Jersey Bridgeman, had been babysitting the little girl the night before her disappearance, as he had many times before, according to a court document released after?his first?hearing Wednesday.

Jersey's death came just months after a high-profile child abuse case in which her father and stepmother, David Bridgeman and Jana Bridgeman, convicted of chaining the girl to a dresser at night. Jana Bridgeman is serving a 12-year prison sentence, plus three years for a probation revocation. David Bridgeman is serving an 18-year prison sentence.

Jersey had since moved in with her mother, DesaRae Bridgeman,?and began kindergarten this fall in Bentonville, about 215 miles northwest of Little Rock. They lived next door to Zachary Holly, 28,?and his wife Amanda, friends of the family who frequently babysat Jersey and her 2-year-old sister, as they did on Nov. 19, according to interviews described in the affidavit of probable cause released Wednesday.

When DesaRae came home from work at about 11 that night, she went to get the girls, and after she chatted with the Hollys for a few minutes, Zachary carried Jersey to her home, while DesaRae carried the younger sister ? and they placed them in the same bed, the document says.

Jersey was reported missing the morning of Nov. 20. Minutes after a search for her began, Jersey's body was discovered in an abandoned house two doors away.

The probable cause document released to the public is heavily redacted, but it reveals that the crime lab in Bentonville worked through the Thanksgiving holiday to develop a DNA profile from sperm cells found on Jersey's body.

Holly called Bentonville police on Nov. 23, according to the affidavit, and later showed up at a station, gave a statement ? the details of which are entirely blacked out in the document ? and then was booked on charges of capital murder, kidnapping, rape and residential burglary.

In Wednesday's hearing at the First Circuit Court in Bentonville, Ark., he was denied bond, NBC affiliate KARK-TV reported.

Undated photo of Jersey Bridgeman.

One neighbor, Julie Pickard, told The Associated Press Tuesday that Holly wept the day Jersey's body was found.?

"He was crying for a long time," said Pickard.

The fact that Jersey was abused by parental figures and a neighbor is suspected in her death fits into an unfortunate pattern, according to Beverly?Engle executive director of the Children?s Advocacy Center of Benton County in Arkansas.

"Ninety-six percent of people who offend on children are people that the child knows. We all have been so trained in the stranger-danger aspect, which certainly does happen, but I think the reality is that?s about 4 percent," said?Engle, who interviewed Jersey last year when allegations of abuse against her father and stepmother surfaced.

"Jersey was a precious, adorable child and it is very grieving to know even in the moments before her death what she may have experienced, knowing this person or trusting this person,? Engle said.

'A little old soul': Girl found dead after dad, stepmom jailed

Holly is being held in Benton County Jail, and on Tuesday was attacked by another inmate, jail Capt. Chris Sparks told The AP Wednesday. He said Holly wasn't seriously injured, and that the other inmate, who was in jail on a parole violation, could face charges.

"Obviously this case has gotten a lot of exposure in the media and all the inmates know what he's in for ..." Sparks said. "We're going to do our best to try and keep him safe, just like we do every other inmate."

Holly was not required to speak at the hearing, and KARK reported that he remained silent as his lawyers, including public defender Jay Saxton, asked to review the decision to deny bond.

Not just sexy Kim Jong-un: 5 times the Onion has fooled foreign media

When the People's Daily, the Chinese Communist Party's official newspaper, took as straight news The Onion's declaration that stout North Korean dictator Kim Jong-un was 2012's "Sexiest Man Alive," it became the biggest foreign media outlet to be fooled by the satirical American newspaper. But it is not the first. Here are several other foreign news sites that took Onion fiction as newsworthy fact.

The People's Daily: Kim Jong-un as 'Sexiest Man Alive'

While North Korean leader Kim Jong-un has received a litany of titles (mostly from his own party and government), he has yet to be recognized by any Western media as a sex symbol. So one might think that when The Onion declared the "Pyongyang-bred heartthrob" its "Sexiest Man Alive" for 2012, readers would be suspicious of the article's seriousness. Certainly, the list of previous winners ? including Syrian dictator Bashar al-Assad, convicted conman Bernie Madoff, and Unabomber Ted Kaczynski ? suggested that the piece might be satirical.

But that conclusion appears not to have been reached in the offices of the People's Daily. The Chinese Communist Party mouthpiece treated the article as a straight-laced story and heralded The Onion's "honor" of the stout North Korean dictator, complete with a 55-page photo gallery of Mr. Kim, presumably to capitalize on his physical charms. The Internet was highly amused.

The Onion appreciated the Daily's efforts as well. Calling the Chinese paper its "proud Communist subsidiary," The Onion updated its original story to recommend that readers read the Daily's "exemplary reportage" on the Kim honor.

The People's Daily has since removed the story from its website.

Iran's Fars news agency: Rural Americans prefer Ahmadinejad to Obama

With Iran's economy struggling under US and European sanctions, US President Barack Obama ? who championed the sanctions' implementation ? has been none too popular in Tehran.

Given that, the editors of Iran's semi-official news agency Fars must have been quite pleased when in late September, they found a news story in English reporting that 77 percent of rural white Americans would "rather vote for Iranian president Mahmoud Ahmadinejad than" Obama. Indeed, Fars reposted the story whole hog ? and without attribution ? on its website.

It was, of course, an Onion article.

Upon realizing their error, the Fars editors withdrew the article, replacing it with "our formal apologies for that mistake."

The unnamed Fars editor-in-chief also noted, perhaps optimistically, that "Although it does not justify our mistake, we do believe that if a free opinion poll is conducted in the US, a majority of Americans would prefer anyone outside the US political system to President Barack Obama and American statesmen."

Two Bangladeshi papers: Neil Armstrong convinced Moon landings were a hoax

Neil Armstrong, as the first man on the Moon, is the last man you'd expect to call NASA's Moon missions a hoax. But that didn't stop two Bangladeshi newspapers, the Daily Manab Zamin and News Nation, from translating and printing an August 2009 Onion article that claimed Mr. Armstrong said just that.

The Onion cited the fictional Armstrong as telling a press conference that after he read "a few hastily written paragraphs published" by a Moon-landing skeptic, he realized "I had been living a lie."

"It has become painfully clear to me that on July 20, 1969, the Lunar Module under the control of my crew did not in fact travel 250,000 miles over eight days, touch down on the moon, and perform various experiments, ushering in a new era for humanity. Instead, the entire thing was filmed on a soundstage, most likely in New Mexico," he "said."

The newspapers' editors later apologized for being fooled as easily as faux-Armstrong was.

"We thought it was true so we printed it without checking," associate editor Hasanuzzuman Khan told the AFP news agency. "We didn't know the Onion was not a real news site."

Denmark's TV 2: Sean Penn's outrage over not getting seanpenn@gmail.com

Actor Sean Penn has a reputation for occasional angry, grandiose outbursts. That is, of course, the joke behind a 2006 Onion article, wherein Mr. Penn demands to know who took the "seanpenn@gmail.com" email address before he could.

The Onion purported that Penn, in a sometimes salty 1,900-word open letter published in The Washington Post, asked whoever had the Gmail address at issue to "come forward immediately, rather than wallowing in the shame and ignominy of fraud."

"Sir or madam, if only you could have seen the anger and revulsion that washed over my face as I found that SeanPenn@gmail.com, Penn@gmail.com, SPenn@gmail.com, Penn.Sean@gmail.com, and SeanPennRules@gmail.com had all been taken," Penn's letter read. "If only you could have felt my heart leap to my throat upon realizing that Seanpenn@gmail.com would not work either, as Gmail addresses are not case-senstitive. If only you could have heard my cry of anguish when, in a last, desperate move, I typed in Spicoli@gmail.com, only to be rejected once more and finally forced to accept the abomination that is Sean.Penn20061@gmail.com."

Denmark's TV 2 took the story to be true, and printed an article in Danish on the subject, complete with a poll asking whether Penn was right to be angry. (The article has since been removed, but can still be seen on the Internet Archive.)

To be fair to TV 2, they did list the story under their gossip section.

Beijing Evening News: US Congress threatens to relocate if new capitol not built

"Calling the current U.S. Capitol 'inadequate and obsolete,' Congress will relocate to Charlotte or Memphis if its demands for a new, state-of-the-art facility are not met," The Onion wrote in May 2002.

"Don't get us wrong: We love the drafty old building," Speaker of the House Dennis Hastert (R-IL) said. "But the hard reality is, it's no longer suitable for a world-class legislative branch. The sight lines are bad, there aren't enough concession stands or bathrooms, and the parking is miserable. It hurts to say, but the capitol's time has come and gone."

It is likely that the editors of the Beijing Evening News did not recognize the article's reference to US professional sports franchises' demands for new stadiums. But one might think that the illustration of a proposed new capitol building with a retractable dome would suggest something odd about the Onion article.

It did not. The Evening News published the story as real. And initially, even when told the story was satire, the Chinese paper's international news editor "ruled out a correction, challenging a [Los Angeles] Times reporter to prove that the story was false."

The Evening News did realize its error a week later, and apologized for its mistake, though it still seemed not to understand The Onion's satirical nature.

"Some small American newspapers frequently fabricate offbeat news to trick people into noticing them, with the aim of making money," the paper said. "This is what the Onion does."

... and US domestic media have been duped, too.

It would be unfair to single out foreign media as the only victims of The Onion's straight-faced wit, since the US media have fallen for its stories as well.

In 2010, Fox News' Fox Nation subsite treated an Onion story entitled "Frustrated Obama Sends Nation Rambling 75,000-Word E-Mail" as fact ? as did numerous commenters on the story, according to Mediaite.

In 2004, MSNBC's Deborah Norville cited a new study as saying "58 percent of all the exercise done in America is broadcast on television. For instance, of the 3.5 billion sit-ups done during 2003, two million, 30,000 of them were on exercise shows on Lifetime or one of the ESPN channels." That study was, naturally, an Onion invention.

And The Onion continues to fool readers every day, as the Literally Unbelievable website reveals.

The Monitor is not presently aware of having treated a story from The Onion as factual. But The Onion's writers are quite clever, so the possibility can't be ruled out.

Germany: won't back Palestinian state at UN

BERLIN (AP) ? Germany says it won't back a Palestinian drive for statehood in a U.N. vote this week ? putting it at odds with France and other European countries.

Chancellor Angela Merkel's spokesman, Steffen Seibert, said Wednesday Berlin is still evaluating the situation and consulting with its European partners. But he said: "It is also very certain that Germany will not vote for such a resolution."

Officials left open whether Germany will vote against raising the Palestinians' status from a U.N. observer to a nonmember observer state when the U.N. General Assembly considers the issue on Thursday.

Foreign Ministry spokesman Andreas Peschke says Germany's priority is to avoid anything that could damage prospects of a negotiated two-state solution.

Germany last year voted against Palestinian membership of UNESCO, the U.N. cultural agency.

College Football: Pro and Con(servative) Views

What do anti-abortion beliefs, and patronizing Chick-fil-A, and a devotion to college sports have in common? Hmm.

Well, according to Trey Grayson, the former Kentucky secretary of state and U.S. Senate contender who is now the distinguished head of the Harvard Institute of Politics, those are the trio of giveaway markers to suggest that you are conservative.

In the past, whenever sports have been collated with politics, NASCAR has usually been cited as a giveaway conservative identity fan factor. But the idea, expressed most directly by Mr. Grayson, that rabid fans of college sports can be a distinctively different ideological species from the pro variety is taking on a certain currency.

It was revealing last week that when the Big Ten ? which has always been sort of the mascot of muscular Midwest America ? took in the University of Maryland and Rutgers to attract television viewers in the New York and Washington, D.C.-Baltimore areas, the savvy reaction was, "Doesn't the Big Ten know that the socialistic fans in the European-cozy Northeast don't give a hoot about college sports?"

By contrast, the old Confederacy and that flyover part of the northwestern Louisiana Purchase is crazy for college sports ? especially football ? and that, of course, is precisely the conservative heartland.

We even have demographic maps made by an associate geography professor named Theodore Goudge at Northwest Missouri State, which show where the Division I football players come from. And you can virtually overlay a presidential election map from this year with professor Goudge's gridiron map and see that college football players per capita equal Republican majority.

But a caveat. The sectional adoration for college sports may have no relationship whatsoever with either political or Chick-fil-A preference.

It may simply be that wherever honest grown-up professional sports abound, attention to second-rate, NCAA shamateur sports gets diminished. The Southeastern Conference, in particular, may be so popular primarily because Dixie possesses so many fewer pro teams compared with the East, West and Midwest.

I was in Oklahoma City the other day, which happens to be the most recent American metropolis to get a major league team, the NBA Thunder. Previously, Oklahoma lived and died for its state university Sooners. Well, folks, the Thunder is already stealing thunder from the old alma mater.

As somebody in Oklahoma City explained the new consensus to me: "Used to be, when the Sooners lost, we despaired for a week. We still care, you understand. But when the Sooners lose now, we tend to say, 'Well, sure, too bad ? but we got a Thunder game Tuesday.' "

Basically, sports is primarily a class thing, and the pros are simply a higher class than the colleges. It's a better product. Yes, yes, I know college games can be entertaining, and there's loyalty and tailgating. But wherever fans are, give them a choice ? they'll gravitate toward the best.

So I'm sorry, Mr. Big Ten, but I don't know a soul who's going to watch Rutgers and Maryland play Wisconsin and Illinois, when the Giants and Ravens ? and even the Redskins and Jets ? are hanging out in the neighborhood.

The Logan, a green apartment building, has opened in Capitol Hill.

The Logan, a green, five-story, 57-unit apartment building has opened in Capitol Hill. The developer ?believes it is the first new apartment building in the neighborhood in at least a decade.

The Logan was developed by the Denver-based Forum Real Estate Group on a vacant land parcel at East Sixth Avenue and Logan Street that it purchased in 2011.

?This is the first new apartment building to be built in this part of the city in a very long time, and is also one of central Denver?s first new apartment buildings to market,? said Adam Sivakoff of Forum Real Estate Group.

?There has been incredible demand for apartments in the Capitol Hill area in the past few years as evidenced by skyrocketing rents and extremely low vacancy rates,? he continued.

?Many older buildings are being renovated to try and capture the increased need for higher-end apartments in the neighborhood, but as this is new construction with underground parking, it will be a step above anything others are building,? Sivakoff said.

Renter appetite for a Class-a apartment building in Capitol Hill is huge, he said.

?We?re filling a need for luxury apartments in this prime location and we feel very fortunate to be an active participant in the apartment market, and provide people with a building that they?ll be very comfortable in, and appreciate calling home.?

The Logan includes studio, one-bedroom and two-bedroom apartments, with monthly rent rates ranging from $1,090 per month to $1,990 per month.? There are also 49 parking spaces, including one level of underground parking.

Some of the buildings ?amenities include:

  • Front loading washers and dryers.
  • Keyless unit entry.
  • Controlled access building.
  • Outdoor courtyard with grills and fire pit.
  • Resident lounge.
  • Bike kitchen and maintenance room.
  • Sudz dog wash.
  • Artwork by local artists.
  • Elevator access.
  • LED lighting.
  • Floor to ceiling windows in some units.
  • Loft style available in select units.
  • Energy Star appliances.
  • Recycling chutes on all floors.
  • Low-E windows.

The building is ?built green.? ?and is 35 percent more energy-efficient when compared to a standard building, providing energy cost savings for residents.

Boutique Apartments has been appointed as the property management company for the Logan.

For more than a decade Boutique Apartments has specialized in the management of unique, higher-end properties throughout central Denver.

Hack gives HTC Droid DNA the bootloader unlock that Verizon took away

HTC Droid DNA review wrap-up

Custom ROM fans were briefly teased with the prospect of Verizon loosening its anti-modding stance when the HTC Droid DNA first arrived: in the pre-release days, the official HTCDev portal allowed unlocking the DNA's bootloader. While the carrier unfortunately clamped down and denied the option by the time the giant smartphone was in stores, that hasn't stopped Android Police and Sean Beaupre from keeping the dream alive through very unofficial means. A special backup file, a carrier ID generator app, a shell script and judicious use of ADB tweak the carrier information to trick HTCDev and let the unlock work once again. To call this a risky procedure would be an understatement, however -- venturing past a certain point raises the real possibility of bricking the device, and HTC's bootloader tool already puts limits on post-unlock support even when it's blessed by carriers. Should the urge to liberate the Droid DNA overwhelm a sense of caution (or a wait for the Deluxe), you'll find both the hack and unofficial help through the source links.

Yemen offers separatists half of seats at national talks

SANAA (Reuters) - Yemen's government has offered southern separatists half of the seats at a planned reconciliation conference, a top official said on Monday, in a bid to salvage a meeting deemed crucial for the success of last year's power transfer deal.

Restoring stability in Yemen is an international priority due to fears of disorder ripping apart the Arabian Peninsula country that flanks top oil exporter Saudi Arabia as well as major shipping lanes.

Southern Yemeni politicians have refused to attend the conference, originally scheduled for mid-November, to discuss constitutional reforms ahead of national elections expected in 2014.

The separatists are seeking the restoration of the state that merged with North Yemen in 1990 and have demanded that they be given equal representation at the conference with northern Yemenis.

"The southern question is key to all other issues, because solving it will have implications on the nature of the state and the new constitution," Sultan al-Atwani, the deputy chairman of a committee tasked with preparing for the dialogue told Reuters in an interview.

Atwani said the organisers plan to invite some 565 delegates, half of which will be reserved for "different components of the south".

"We have given the southern secessionist parties a good number of seats to attract them," he said.

Southern separatists have yet to comment on the new proposal.

Atwani said President Abd-Rabbu Mansour Hadi would fix a new date for the meeting.

Many southerners complain that northerners based in the capital Sanaa have discriminated against them and usurped their resources. Most of Yemen's fast-declining oil reserves are in the south.

The central government denies having a discriminatory policy.

The U.N. envoy to Yemen, Jamal Benomar, has been meeting with southern separatist leaders to try to persuade them to attend the conference.

U.N. Secretary-General Ban Ki-moon, on his first visit to Yemen, pledged on November 19 to help rescue stumbling efforts to implement the power transfer deal that pulled the Arabian Peninsula country back from the brink of civil war last year.

"I think any party that doesn't take part in the dialogue will lose because this is the right time and place to discuss all issues," Atwani said. "We have to reach a common ground in order to build a new Yemen."

Western nations suspect that some southern leaders are less interested in the dialogue than in breaking away, possibly with the backing of Iran, the arch-foe of the Saudis and Americans and vying with them for regional power.

Samantha Parent Walravens: 10 Ways To Affair-Proof Your Marriage

With all the talk of infidelity in the news lately, you would think that most marriages are destined to fail. But if you look at the numbers, a different story is told.

A 2011 study by researchers at Indiana University's Center for Sexual Health Promotion found that men and women reported being unfaithful at rates of 23 percent and 19 percent, respectively. If you flip these numbers around, they show that 77 percent of men and 81 percent of women have NOT cheated on their spouses. Not all that bad, I'd say.

Moreover, the "half of all marriages end in divorce" number that is casually thrown around is wrong. According to the Centers for Disease Control's National Survey of Family Growth, the divorce rate for first marriages was at its highest -- 40 percent -- in 1980, but has since declined to less than 30 percent. The divorce rate for college-educated couples who marry at age 25 or older is even lower, at 20 percent.

This is a dramatically different picture than what the media would have us believe. Rather than viewing marriage as a 50-50 shot in the dark, it can be viewed as having a 70-80 percent likelihood of succeeding.

So, how do marriages today stand the test of time? I've gathered some useful insights from marriage therapists, life coaches and married couples that have been together for over 25 years. Here are 10 ways they say will help affair-proof your marriage:

  1. Agree that marriage is a commitment. At the end of the day, marriage is about commitment. Whether it's viewed as a sacred bond or a civil contract, a marriage that is embraced by both spouses as a binding agreement -- not to be broken by sickness, financial hardship, or the temptation of an attractive co-worker -- is more likely to survive. These couples are committed to working through conflict together, without fear that the other person will jump ship when the going gets rough.
  2. Meet your partner's emotional needs. Simply put, a husband and wife must learn how to make each other happy -- and how to stop making each other unhappy. Dr. Willard F. Harley, Jr, marriage therapist and author of the book, His Needs, Her Needs: Building An Affair-proof Marriage, starts his therapy sessions by asking the couple: "What could your spouse do for you that would make you the happiest?" He has identified the 10 most common "emotional needs" that couples want met: admiration, affection, conversation, domestic support, family commitment, financial support, honesty and openness, physical attractiveness, recreational companionship and sexual fulfillment. Not surprisingly, the woman's top needs are often the opposite of the man's top needs. For example, conversation and family commitment top the woman's list of needs, while sexual fulfillment and admiration are at the top of the man's list. Understanding what your spouse's needs are -- and how to fulfill those needs -- will lead to a happier marriage.
  3. Be willing to negotiate. Being able to understand and respect your spouse's perspective, especially during conflict, is critical in a relationship. For example, one husband I spoke with needed more time alone together with his wife. He wanted her companionship. She, on the other hand, felt that their time as a couple should be spent with the children, as a family. Resolving this issue involves understanding and respecting the other person's feelings and being willing to compromise to satisfy both partners' needs.
  4. Learn how to fight. Resolving conflict in a way that meets each other's emotional needs and accommodates each other's feelings is critical in making a relationship last. Whether your style is to yell and shout, or to write letters to each other expressing your feelings, doesn't matter. What matters is finding a communication style that works for both of you. Bottling up anger and hiding issues will only lead to bigger problems down the road.
  5. Schedule time together. When I had my first child, a friend of mine with grown children gave me this piece of advice: she told me to schedule a weekly date night, and to hold fast to it no matter the circumstances. Four kids and 14 years later, my husband and I still have our weekly date night. Sometimes it's at night, sometimes during the day when the kids are in school. It doesn't matter. What does matter is scheduling time when you and your spouse can give each other undivided attention -- away from the kids and other couples. Dr. Harley seconds this advice and suggests that couples give each other a minimum of 15 hours alone together each week. In that time, says Dr. Harley, you should focus on the four emotional needs of affection, sexual fulfillment, intimate conversation, and recreational companionship.
  6. Make time for romance. The definition of "romance" for men and women is very different. Romance for most men means sex and recreation; for most women it's affection and conversation. Try combining all four of them for the greatest satisfaction. Women often resent having sex without affection and conversation first, and men resent being conversant and affectionate with no hope for sex or recreation.
  7. Keep expectations in check. Marriage isn't a fairy tale. If you go into it thinking that it's going to be easy sailing, you're setting yourself up for disappointment. Every marriage experiences conflict. The ones that succeed are the ones that develop healthy coping strategies to deal with problems. Viewing marriage as a working partnership, not just a romantic relationship, helps put things in perspective. Not that romance can't be part of the working partnership -- it can and should be. Just keep expectations in check and don't compare your marriage to what you see in the movies.
  8. Put marriage at the top of the list. With everything that couples have on their plates today -- kids, careers, ailing parents, financial stresses -- it's hard to put marriage first. It may be politically incorrect to say this, but marriage must come first -- even before your kids. A couple that's been married for 50 years told me that they always spent the first 20 minutes when the husband came home from work alone together, talking and having a cocktail. The kids had to go in the other room. It's okay to show your kids that your marriage comes first.
  9. Develop your own interests. Relationships that last have something interesting in common -- each partner has developed interests of their own, independent of their spouse. It might be a job, volunteer work, a book club, or a regular girls' night out. According to Dr. Noelle Nelson, relationship expert and author of Your Man Is Wonderful, having a part of your life that is your own can boost your self-confidence, which in turn can help your marriage. Along these lines, Dr. Nelson advises couples to take care of their physical health, not only to please their spouse, but to boost their self-esteem. Women worry too much about aging, she says. They get confused, believing that affairs happen because they get older and become less physically attractive to their spouses. Remember, confidence is attractive.
  10. Show your appreciation. Having an "attitude of gratitude" can go a long way in keeping a marriage intact. Couples often let appreciation slide because they assume, after many years, that their spouse knows what they are grateful for. As one couple told me, "We don't let a day go by when we don't communicate what we appreciate about each other." Be specific: "Thank you for dealing with all the awful politics at work, so you can support our family." Or, "thank you for driving the kids around after school every day. I know how hard it can be."

Bottom line? Many people have a misconception that marriage is the culmination of a relationship. Far from it. Marriage requires constant work and attention. Don't expect it to come easy. Talk, talk, talk. Be willing to see things from your spouse's point of view. If you can't work things out on your own, talk to a licensed marriage therapist before the problems grow too big. An experienced therapist has seen all the issues you're experiencing -- and then some -- and can help you and your spouse find strategies to work through them.

Bank debt consolidation advances cover almost all unsecured debts ...

I bet that the majority of the financial things that you do, are centered around the financial institutions in some fashion or another. Debenture financing does not result in dilution of control since debenture holders are not entitled to vote. Another must do for institutions with increasing restaurant lender debt collection problems is just like that getting rid of, and outsourcing horrible debt accounts. The whole objective of having a very fast track and efficient recovery mechanism was therefore defeated. And Chinas central business cash advance provider chimed in with an unexpected rate cut of its own. New jobs therefore averaged only 75,000 a month in the 2nd quarter, down a big 66% from the average of 226,000 in the first quarter.

On the plus side, small home remodeling businesses are tied closely to the pulse of the community, and the owner is likely to enjoy being part of the community

If the cost of capital of a firm is known, it is possible to make a fair estimation of the amount of risks that is involved in the companys investment projects. If you will go to any office store, you can pick up some simple ledger sheets that will fit in your notebook, behind the notepaper. A number of these issues could be sidestepped if the company had immediate access to working capital and the small business loans for women.

Indian debt collection companies comply with strict regulations on operations in the American and / or European markets. Lawyers can fill this gap by providing collection services for non cash advance provider debts. Put YOU out front and let people know who they are doing mall kiosk with. Others are adamant that the IMF, Goldman Sachs, and Deutsche Bank are the culprits that lead them down this slippery path, something along the lines of, Well, you shouldnt have lent us the money in the first place.

Indian law does not permit contingency fee that makes the chinese restaurant less lucrative.

Additional equity from private sources is a clear necessity. Credit card companies have formed alliances with a number of retailers, both online and off line for the small business loans for women. In addition to the fact that man created equipment, production takes place only because man employs his tool of thought (his mind) in creating the activities on which equipment are used for production purposes, just as he employs his mind in actual use of equipment.

So much for theory.

Employing some of the mysteries suggested earlier, youll be better equipped to identify, early on, the more a difficult task accounts, and distinguish them from the customers that you can work with internally through payment arrangements. Indians have the advantage of lower salaries and other expenses, which cut drastically costs of collecting debts. Take another sheet of the accounting ledger paper, and entitle it, Monthly Obligations , and also include the month.

I have found that wisdom usually comes from experience, and experience usually comes from problems, obstacles and failure

A long term transaction istwenty one that involves the holding of a given asset for more than13 year. The benefits are realized at different points in time in the future.

This increases the financial risk involved in such investment decisions, and necessitates careful and efficient planning. Financial hardship programs really help out both the institution and the borrower when it comes to reputable bank debt collection. A line of credit can inspire you out with your start up capital. Because man thinks creatively.

PFT: Kaepernick, Smith put on show

Atlanta Falcons v New Orleans SaintsGetty Images

The good news is that I went 10-4 last week, thanks to every overtime game falling the way I?d pick them.? The bad news is that MDS went 13-1, chopping my seven-game lead down to four.

The worst news, potentially, is that we disagree on four games this week.? Which means that MDS can catch me.

Along the way, MDS pulled off the first-ever hole-in-one in the PFT picks battle, correctly guessing the score of the Saints-Raiders game, 38-17.

So, yeah, MDS had a pretty good week, relegating me to muttering, ?Son of a bitch.?

But, hey, I still have the better season record, at 103-56-1.? MDS is 99-60-1.

For now.

Texans at Lions

MDS?s take: The Texans looked very vulnerable on Sunday, needing to rally in the fourth quarter just to force overtime before beating the Jaguars. So a Lions win wouldn?t shock me here. But Detroit?s loss to Green Bay on Sunday likely ended the Lions? playoff hopes, and I see them coming out flat on Thanksgiving.

MDS?s pick: Texans 20, Lions 10.

Florio?s take:? The Lions have lost 11 of 12 Thanksgiving games.? Make it 12 of 13 when the one-loss Texans come to town, four days after getting a wakeup call against the one-win Jags.

Florio?s pick:? Texans 27, Lions 17.

Redskins at Cowboys

MDS?s take: The Cowboys are surprisingly back in the NFC East hunt, less because they?re playing better than because an easy stretch in their schedule has coincided with the Giants? annual November swoon. They should keep it going against an inconsistent Redskins team.

MDS?s pick: Cowboys 24, Redskins 20.

Florio?s take:? The Cowboys are 6-0 all time against the Redskins on Thanksgiving.? Though Washington never has rolled in to Dallas with a quarterback as good as Robert Griffin III on the roster, the Cowboys are too close to the top of the division to stumble now.

Florio?s pick:? Cowboys 24, Redskins 20.

Patriots at Jets

MDS?s take: I give Rex Ryan a lot of credit for having his team playing hard in the face of adversity last week, and I think Rex will put together a good game plan to stop a Gronkowski-less Patriots offense. But the problems with the Jets? own offense are real, and not getting any better. The Patriots will win a low-scoring game.

MDS?s pick: Patriots 17, Jets 10.

Florio?s take:? A possible classic is in the offing, the first-ever nationally-broadcast Thanksgiving night NFL game on a major network.? The fact that the Jets won on Sunday makes it more interesting.? The fact that the Pats have been pounding teams lately makes it potentially less interesting ? except to see which players get hurt on the PAT team in the fourth quarter.

Florio?s pick:? Patriots 38, Jets 24.

Vikings at Bears

MDS?s take: If Jay Cutler is back, this is a game the Bears should win handily. If Cutler is out, all bets are off. But it?s looking like Cutler will be cleared to return, and the Bears should turn things around with a convincing win.

MDS?s pick: Bears 24, Vikings 13.

Florio?s take:? The Vikings emerge from their bye week with a six-game stretch that doesn?t look quite as challenging given the Bears? two-game losing streak.? But the Bears know they need to reverse the slide now, and the Vikings? second-year quarterback simply isn?t as good as the second-year quarterback who picked the Bears apart on Monday night.

Florio?s pick:? Bears 30, Vikings 17.

Raiders at Bengals

MDS?s take: The Raiders look like they?re ready to give up on the season, and the Bengals look like they?re ready to go on a run. This one won?t be close.

MDS?s pick: Bengals 34, Raiders 10.

Florio?s take:? Carson Palmer returns to Cincinnati, with a team far worse than the one for which he notoriously refused to keep playing.? He?ll tell himself he doesn?t feel regret.? And if he tells himself enough, maybe he?ll believe it.

Florio?s pick:? Bengals 28, Raiders 13.

Steelers at Browns

MDS?s take: Given the uncertainty surrounding the Steelers? quarterback situation, it wouldn?t be shocking to see the Browns take this one. But I think Charlie Batch will surprise some people by running the offense competently and putting points on the board, and the Steelers? defense will give Brandon Weeden trouble.

MDS?s pick: Steelers 24, Browns 7.

Florio?s take:? Whether it?s Charlie Batch or Brian Hoyer or Ben Roethlisberger or Kordell Stewart or Terry Hanratty under center, the Steelers will find a way to get things back on track against a Browns team that isn?t nearly as bad as their record would suggest.

Florio?s pick:? Steelers 17, Browns 13.

Bills at Colts

MDS?s take: After getting demolished by the Patriots, the Colts need this one. I like Andrew Luck to have a big game against a suspect Buffalo defense, and the Colts to get a win that allows them to keep pace with the Steelers and a game ahead of the Bengals in the AFC wild card race.

MDS?s pick: Colts 28, Bills 20.

Florio?s take:? A potential playoff knockout game, with the winner in pretty good shape to make it to January and the loser, well, not.? The Colts aren?t as bad as their loss to the Pats would indicate, and the Bills aren?t as good as their win over the Fins would suggest.

Florio?s pick:? Colts 24, Bills 17.

Titans at Jaguars

MDS?s take: I give the Jaguars a lot of credit for coming out and playing hard against the Texans on Sunday, but the reality is they?re just a bad football team in all phases of the game. The Titans aren?t great either, but they should beat Jacksonville comfortably.

MDS?s pick: Titans 34, Jaguars 17.

Florio?s take:? Giving the Texans their best shot and losing in heartbreaking fashion will either help a bad team find its groove or grease the skids for an epic collapse.? I?m guessing the latter, especially with the Titans still in position to bogart a wild-card berth.

Florio?s pick:? Titans 27, Jaguars 10.

Broncos at Chiefs

MDS?s take: The Broncos have all but clinched the AFC West. No way they lose to the worst team in the division, and maybe the worst team in the league.

MDS?s pick: Broncos 38, Chiefs 10.

Florio?s take:? The Chiefs wanted Peyton Manning, but he didn?t want them.? He?ll get a chance to prove why he made the right choice on Sunday.

Florio?s pick:? Broncos 34, Chiefs 10.

Seahawks at Dolphins

MDS?s take: In Seattle, this game would be a blowout. In Miami, I?m tempted to pick the Dolphins, because the Seahawks have struggled so much on the road. But the Dolphins have been finding ways to lose recently, and I suspect they?ll do that again on Sunday.

MDS?s pick: Seahawks 20, Dolphins 17.

Florio?s take:? The next step for the Seahawks is to find a way to consistently win away from home.? And they can?t get much farther away from home than Miami.? So why not start there?

Florio?s pick:? Seahawks 24, Dolphins 9.

Falcons at Buccaneers

MDS?s take: This is a huge opportunity for Greg Schiano?s Buccaneers to show they?re legitimate NFC playoff contenders, but I don?t think they?re ready to take that step. The Falcons will stay ahead of the NFC pack with a win in Tampa.

MDS?s pick: Falcons 21, Buccaneers 20.

Florio?s take:? The Falcons have looked shaky in the past few weeks, and the Bucs have had a solid four games.? The Bucs have the run defense and the running game to give Atlanta a glimpse of the flaws they need to fix before the postseason.

Florio?s pick:? Buccaneers 27, Falcons 24.

Ravens at Chargers

MDS?s take: I don?t believe the Ravens are as good as their 8-2 record suggests, and they?re bound to come back to the pack in the AFC eventually. But after the Chargers? loss to the Broncos on Sunday, San Diego isn?t going anywhere. The Chargers will come out flat and the Ravens will win.

MDS?s pick: Ravens 20, Chargers 16.

Florio?s take:? The Ravens are getting closer to a fifth straight postseason, and Norv Turner is getting closer to a third coaching postmortem.

Florio?s pick:? Ravens 24, Chargers 20.

Rams at Cardinals

MDS?s take: The Cardinals? offense will be a mess until they can get their quarterback situation straightened out, but Arizona?s defense is good enough that the Rams will lose a low-scoring game in the desert.

MDS?s pick: Cardinals 10, Rams 7.

Florio?s take:? The Cardinals have no one to play quarterback and, more importantly, no one to cover Danny Amendola.

Florio?s pick:? Rams 20, Cardinals 10.

49ers at Saints

MDS?s take: This is a fascinating game, with the Saints making a furious run toward the playoffs after a disastrous start to the season, and the 49ers coming off a Monday night when they looked unstoppable. If there?s any defense that can slow Drew Brees and Co. down, it?s the 49ers? defense. I like San Francisco to get a big road win.

MDS?s pick: 49ers 28, Saints 27.

Florio?s take:? By the end of Thanksgiving weekend, we?ll be giving thanks for one of the great games of the 2012 season.? The Saints may not be able to keep it going, but they?re not ready to stop now.

Florio?s pick:? Saints 34, 49ers 31.

Packers at Giants

MDS?s take: With the Cowboys closing in on them in the NFC East, the Giants can?t afford to lay an egg like they did two weeks ago against the Bengals. I believe the bye week will help Tom Coughlin?s crew right the ship, and the Packers will be handed a tough conference loss.

MDS?s pick: Giants 24, Packers 17.

Florio?s take:? The Giants annual theme song is Wake Me Up When November Ends.? November is ending.? The Giants are waking up.

Florio?s pick:? Giants 38, Packers 35.

Panthers at Eagles

MDS?s take: A lousy Monday night game ends the week on a down note. Neither of these teams is any good, but at least the Panthers don?t look like they?ve completely quit on the season.

MDS?s pick: Panthers 21, Eagles 20.

Florio?s take:? Yep, this one sure looked a lot more interesting when the schedule came out in April.? The only question is whether the cries of ?Fire Andy? will be drowned out by the chants of ?We Want Gruden.?? In the background, the Eagles will prove to be the slightly better of two bad teams.

Florio?s pick:? Eagles 24, Panthers 14.

(AP) ? India executed the lone surviving gunman from the 2008 terror attack on Mumbai early Wednesday, the country's home ministry said.

Mohammed Ajmal Kasab, a Pakistani citizen, was one of 10 gunmen who rampaged through the streets of India's financial capital for three days in November 2008, killing 166 people.

Kasab was hanged in secrecy at 7:30 a.m. Wednesday at a jail in Pune, a city near Mumbai, after Indian President Pranab Mukherjee rejected his plea for mercy.

Union Home Minister Sushil Kumar Shinde said the home ministry sent Kasab's mercy plea to Mukherjee on October 16. Mukherjee rejected it on November 5, he said.

"It was decided then that on 21st November at 7:30 in the morning he would be hanged. That procedure has been completed today," Shinde said.

R.R. Patil, the home minister for the state of Maharashtra, where Mumbai is located, called the execution a tribute to "all innocent people and police officers who lost their lives in this heinous attack on our nation."

Indian authorities faced public pressure to quickly execute Kasab, and the government fast-tracked the appeal and execution process, which often can take years, or in some cases, decades.

Kasab and the other gunmen entered Mumbai by boat on November 26, 2008. Carrying mobile phones, grenades and automatic weapons, the gunmen fanned out across India's financial capital, targeting luxury hotels, a Jewish center and the city's main train station. The three-day attack was broadcast live on television, transfixing the nation and world.

Captured by a photographer striding through Mumbai's main train station, an assault rifle in hand, the baby-faced Kasab quickly became the iconic image of the siege.

India blames Laskhar e-Taiba, a militant Pakistani organization, for orchestrating the attacks. The incident inflamed relations between the nuclear armed neighbors.

An Indian judge sentenced Kasab to death in May 2010 for waging war against India, murder and terrorism, among other charges. Kasab cried that day as he heard the sentence.

How to snag door-buster deals on Black Friday

At least half of all Americans have started their holiday shopping already. The big retailers have taken notice, with some opening their doors Thursday night to kick off Black Friday deals. NBC's Janet Shamlian reports.

By Herb Weisbaum, TODAY contributor

Is Black Friday the best day to shop for bargains? It is for some items, but not everything. If you do your homework, you can save a bundle.?

?Some of the deals are shockingly good,? said Edgar Dworsky, founder of ConsumerWorld.org, who?s been analyzing Black Friday deals since 2004.?

A few examples of some unbeatable Black Friday savings:?

  • A Vizio 60? LED Smart TV on sale at Wal-Mart for $688, about $300 less than you can buy it anywhere else.
  • The top-rated Samsung Galaxy SIII smartphone is less than a dollar ($0.96) at Sam?s Club, $200 off the regular price.?
  • A 13-piece hard anodized cookware set at JC Penney for $100, that?s half price.?

But Dworsky cautions that only a few of the items advertised in the Black Friday circulars are what would be considered true door busters. And in many cases, those are limited to just a few per store.?

?Sears, for example, now has hundreds of door busters. Believe me, they?re not all great deals,? Dworsky told me. ?But if you?re careful and you compare prices ahead of time, you?ll be able to recognize which are the bona fide door busters where you?re saving 50 percent.??

Who has the best deals? Jon Vincent at BlackFriday.com picks Wal-Mart, Kohl?s and Best Buy. He calls the Black Friday ads for Target a disappointment. Dworsky agrees.?

?In the past, Target has been very good,? he said. ?This year Target is not so good, except for an Xbox 360 with Kinect for $199.??

How to snag the deals you want?
You need a plan to be a successful Black Friday shopper. Consumer World put together a list of tips to bag a bargain on Black Friday.

Here?s how to start:

  • Read the ads. You can preview the Black Friday sales circulars at sites such as bfads.net, blackfriday.com and blackfriday.gotadeal.com. While online, visit store websites for unannounced bargains and look for deals and coupons on their Facebook pages.?
  • Evaluate the deals. Use price comparison websites such as PriceGrabber, PriceSpider, Shopping.com ?to see if the advertised price really is a bargain. Use BizRate and ResellerRatings to check the reputation of an online merchant.?
  • Check the reviews. For customer reviews, head to Epinions.com or read the user comments posted with products on Amazon.com. For professional ratings, visit sites like Consumer Reports, Steve?s Digicams (for cameras), PCMagazine or PCWorld (for computers), CNET (for all sorts of electronics) and the Oppenheim Toy Portfolio. ?
  • Save more with price-match guarantees. Many chain stores now offer some sort of price protection guarantee. You may be entitled to a refund if the price goes down at the store or a competitor offers the exact item at a lower price before Christmas. Sites such as FreePrice Alerts, CamelCamelCamel, PriceDropAlert and DealAlerter and will let you know if the item you?re tracking drops in price. Consumer World recently published a list of price-matching policies at major retailers.

What about something you want that?s not on sale Black Friday??

?We recommend waiting until Cyber Monday because sometimes there will be a coupon you can use online,? said Vincent at BlackFriday.com. ?If not, just check the weekly circulars and see if the item is put on sale before Christmas.?

From Florida to California, Black Friday fever has taken hold earlier than ever as dedicated shoppers camp out in front of major retailers, several of which are expected to open their doors on Thanksgiving Day. NBC's Diana Alvear reports.

Wii U: New console launches in a sea of gadgets

NEW YORK (AP) ? In the six years since the last major video game system launched, Apple unveiled the iPhone and the iPad, "Angry Birds" invaded smartphones and Facebook reached a billion users. In the process, scores of video game consoles were left to languish in living rooms alongside dusty VCRs and disc players.

On Sunday, Nintendo Co. launched the Wii U, a game machine designed to appeal both to the original Wii's casual audience and the hardcore gamers who skip work to be among the first to play the latest "Call of Duty" release. Just like the Wii U's predecessor, the Wii, which has sold nearly 100 million units worldwide since 2006, the new console's intended audience "truly is 5 to 95," says Reggie Fils-Aime, the president of Nintendo of America, the Japanese company's U.S. arm.

But the Wii U arrives in a new world. Video game console sales have been falling, largely because it's been so long since a new system has launched. Most people who wanted an Xbox 360, PlayStation 3 or a Wii already have one. Another reason: People in the broad 5-to-95 age range have shifted their attention to games on Facebook, tablet computers and mobile phones.

U.S. video game sales last month, including hardware, software and accessories, totaled $755.5 million, according to the research firm NPD Group. In October 2007, the figure stood at $1.1 billion.

The Wii U is likely to do well during the holiday shopping season, analysts believe ?so well that shoppers may see shortages. But the surge could peter out in 2013. The Wii U is not expected to be the juggernaut that the Wii was in its heyday, according to research firm IHS iSuppli. The Wii outsold its competitors, the Xbox 360 and the PlayStation 3, in its first four years on sale, logging some 79 million units by the end of 2010. By comparison, IHS expects the Wii U to sell 56.7 million in its first four years.

In the age of a million gadgets and lean wallets, the storied game company faces a new challenge: convincing people that they need a new video game system rather than, say, a new iPad.

The Wii U, which starts at $300, isn't lacking in appeal. It allows for "asymmetrical game play," meaning two people playing the same game can have entirely different experiences depending on whether they use a new tablet-like controller called the GamePad or the traditional Wii remote. The GamePad can also be used to play games without using a TV set, as you would on a regular tablet. And it serves as a fancy remote controller to navigate a TV-watching feature called TVii, which will be available in December.

Nintendo, known for iconic game characters such as Mario, Donkey Kong and Zelda, is expected to sell the consoles quickly in the weeks leading up to the holidays. After all, it's been six long years and sons, daughters, brothers and sisters are demanding presents. GameStop Corp., the world's No. 1 video game retailer, said last week that advance orders sold out and it has nearly 500,000 people on its Wii U waitlist.

Even so, it's a "very, very crowded space in consumer electronics" this holiday season, notes Ben Bajarin, a principal analyst at Creative Strategies who covers gaming.

Apple's duo of iPads, the full-size model and a smaller version called the Mini, will be competing for shoppers' attention. Not to be outdone, Amazon.com Inc. has launched a trove of Kindle tablets and e-readers in time for the holidays. These range from the Paperwhite, a touch-screen e-reader, to the Kindle Fire HD, which features a color screen and can work with a cellular data plan. Then there are the new laptops and cheaper, thinner "ultrabooks" featuring Microsoft's new Windows 8 operating system ?not to mention smartphones from Apple Inc., Samsung and other manufacturers.

"Nintendo has to be a cut above the noise here," Bajarin says.

The Wii U is the first major game console to launch in years, but in some ways Nintendo is merely catching up with the HD trend. Sony Corp. and Microsoft Corp. began selling their own powerful, high-definition consoles six and seven years ago, respectively. Both Sony and Microsoft are expected to unveil new game consoles in 2013.

Baird analyst Colin Sebastian thinks the question is not how well the Wii U will do during the holidays, but how it will fare three and six months later.

Gaming has changed significantly in the past six years, especially when it comes to the type of mass-audience experiences that serve as Nintendo's bread and butter. Zynga Inc., the online game company behind Facebook games such as "FarmVille" and "Texas HoldEm Poker," was founded in 2007. The first "Angry Birds" game, that addictive, quirky distraction that has players flinging cartoon birds at structures hiding smug green pigs launched in late 2009. The first iPad, of course, came out in 2010 ?three years after the first iPhone.

Fils-Aime acknowledges that Nintendo competes in the broad entertainment landscape, "minute-by-minute," for consumers' time.

"That's true today and that was true

20 years ago," he says, adding that Nintendo's challenge is communicating to people "what is so fun and appealing about the new system."

Analysts expect Wii U sales to be brisk over the holidays. Nintendo's loyal ?some would say, fanatical? fan base has been placing advance orders and will likely keep the systems flying off store shelves well into next year. The classic Mario and Zelda games are a huge part of the appeal, since they can't be played on any gaming system but Nintendo's.

Research firm IHS iSuppli estimates that by the end of the year, people will have snapped up 3.5 million Wii U consoles worldwide, compared with 3.1 million Wii units in the same period through the end of 2006.

After the Wii went on sale, shortages persisted for months. Stores were met with long lines of shoppers trying to get their hands on a Wii as late as July 2007, more than seven months after the system's launch.

Though supply constraints are expected this time around, Fils-Aime says Nintendo will have more hardware available in the Americas than it had for the Wii's initial months on the market. The company says it will also replenish retailers more frequently than it did six years ago.

An initial sell-out doesn't mean the Wii U will be successful over the long term, IHS notes, citing its estimate that the Wii U won't match the Wii's sales over time.

Bajarin believes it's going to take "a little bit of time" for the Wii U's dual-screen gaming concept to sink in with people. If it proves popular, Nintendo could see even more competition at its hands.

"Technologically, it's not a leap of the imagination to see Apple, Google, Microsoft do something like this," he says.
